This was an exceptionally good hotel for the money. We found it to be clean and comfortable with basic but tasteful furnishings. The staff were friendly and helpful, and there was a good self service breakfast ( coffee, cereals, fruit, ham, cheese, bread rolls, cake, yoghurt etc ). The entrance to the hotel is facing the Basilica of St Francis and there were superb views across the Umbrian coutryside from the small balcony outside our room. It is quite a steep but pleasant walk of about 10 minutes into the centre of the town, however there are buses passing outside the hotel if you need.
