Ideal location for the Fringe Festival, 'Old Town' and the Royal Mile. Hotel clean, modern with very comfortable rooms. Helpful and welcoming staff. Would definitely recommend to friends. Easy bus ride back from a bag-laden shopping trip to George Street and Princess Street.

An excellent base for a wkend

We stayed here for a weekend during July 08 and found it to be a very comfortable, clean hotel. The hotel was only a short walk from the center which was ideal for returning home late at night. Excellent breakfast with plenty of choice for everyone. The room was fairly spacious with all the amenities you would expect to find. We really enjoyed Edinburgh and would definitely return here and also recommend to others.

Visit to Edinburgh with relatives from OZ

Spent two nights at this fantastic hotel with relatives visiting from Oz. The staff were helpful and welcoming, nothing was too much trouble. The hotel is modern, and very very clean. The choice at breakfast was great, even cooking eggs indivually to suit your palate. The hotel is very close to the town and Edinburgh Castle is within walking distance. Our relatives were very impressed with the hotel and the city. They are travelling around the world and said that the hotel is one of the best they have stayed in. Well done Ten Hill Place.

Hotel was excellent all round. Room wonderfully decorated and extremely clean with modern lines and furnishings. The staff were accomodating and very firendly. Creakfast was plentiful and very tasty. Location of the hotel is perfect for exploring the city, very close to attractions and amenities. It is in the heart of the city. This hotel is far better than its star rating gives it credit for. Excellent value for money and far exceeded our expectations. Would definitely staff here again and would receommend the hotel suitable for all ages wishing for a comfortable stay.

I thought this hotel was perfect as a base for a weekend trip to Edinburgh.
The location was really good as it was within walking distance of all amenities. The quality of the rooms is top class - very comfy beds, but I would agree with another reviewer's comment about the see-through bathroom doors.
The room wasn't ready when we arrived, so I got a lovely cappucino on the house.
Made it down for breakfast one morning only and couldn't fault it.
Great value for money.

Great base in Edinburgh

Just got back from 2 nights in Ten Hill Place. The hotel is very clean and well presented. The rooms are very small and it is a bit of a squeeze getting round the bed to the bathroom(we liked the glass door but would be embarrassing if you were friends and not a couple), but if you only want a good base you can't go wrong with this hotel. We got a taxi from Waverley station and I'm glad we did as I don't think we would have found it on our own, but once you get your bearings it's very handy. The hotel is a 10 minute walk from Princes street, but the walk passes through the Royal Mile with all its shops, cafes and bars. The hotel staff were very friendly, and breakfast was great. My husband loves a cooked breakfast when he is away for a few days so Ten Hill Place lived up to all our expectations.

A very nice hotel, just 15 mins walk from main Princes St and 5-10 mins from Royal Mile. Very modern and clean, room small but stylishly decorated. Breakfast area rather small so try to avoid 9.30-10.30 am (busiest times), breakfast ok - but fruit not always the freshest. Worth the £75.00 a night - would definetly stay here again and recommend it to others!

Stayed at 10 Hill Place for two nights. Very impressed. Warm welcome. Helpful reception staff gave us directions to pub with live Scottish folk music (Sandy Bell's). Clean, modern room and public areas. Excellent breakfast. Definitely recommended.

i found the hotel very clean the room was a fair size with all you might want at hand the staff were very helpfull i.e advising us were to go to eat and see and were very polite as well always haveing time for there guests the breakfast was plentifull and veried i would willing go and stay there again top marks

Edinburgh is a lovely city, with alively nite life with great pubs and resturants. The hotel was ideal, very clean and well situated in the city. Breakfat was lovely. Hotel misses one thing .... a spa! staff very helpfull and polite

This was a great hotel very nicely placed for the center. The staff were very helpful and friendly and the service for breakfast was fast and efficient. The room was plush with the most comfortable hotel bed we have slept in. The bathroom was spacious and immaculate, all in all very positive stay.

Perfect place for a fairly cheap but smart and clean hotel in a good location in Edinburgh for sites and going out. Rooms much better than a Travelinn etc and not much more when booked through here. Highly recommend.

Very comfortable and clean. Our room a little on small side but adequate. Got excellent rates online. Didn't like see-through bathroom door! Lovely and quiet, and would recommend to friends. Shame the Spanish visitor who was being reprimanded in the foyer for smoking in his room wasn't charged the penalty £50 cleaning charge!

receptionist at hotel quite smarmy, didnt really want to be helpful. Room nice but bathroom strange, I booked a twin room but the bathroom door is quite see through...strange! Breakfast ok, food seems to have been left out for a long time so did not taste fresh. Quality of produce not very high - shame.

Friendly staff, room was spotlessly clean, bathroom was gorgeous, shower took all the dirt and a few layers of skin off, bliss! Bed very comfy and room temperature really easily adjusted. Breakfast room nice and plenty of choice. Would def recommend this hotel to anyone, if they can get a good deal on the price.

Overall this was a nice hotel. It was well situated only a short walk from the centre of town. There was queue to check in which took half an hour and the staff seemed very uncertain of whyat they were doing. But once into the room all was well. Nice contemporary furnishings, good clean, modern bathroom. Breakfast also seemed ok. Overall would reccommend

We normally stay at the Sheraton but have stayed at Ten Hill Place on a couple of occasions when we haven't been able to get a deal at the Sheraton. Ten Hill Place is in a good, cental location, up a quiet street. The hotel has nice modern decor throughout. The Executive Doubles are smallish rooms but are well appointed. Superior doubles are much more spacious and the the Skyline rooms are huge. There is a good selection at breakfast and the hot food is well cooked and relatively grease free - I don't usually go near the fry up, but have always enjoyed my full scottish at this hotel. Minor gripes are that there is no fridge in the room and they are a bit stingy with toiletries (one small bottle of each had to last 3 nights). The bathroom doors have silly transparent stripes that give no privacy, particularly in those rooms where the toilet is immediately opposite the bed! We take a roll of masking tape with us now, and it works a treat. There are no leisure facilities on site but guests can use the Cowshed Spa at the Scotsman hotel for £15 a day. It has a good gym, pool, sauna, steam room etc but isn't a patch on OneSpa at the Sheraton. We stayed over Easter and paid less than £90 per night, making it excellent value for money despite these minor gripes.

Quiet and Stylish Hotel

The perfect location for a short break in Edinburgh "Old Town". 15min walk from Waverley station as up hill (10 mins to the station). Staff really helpful. Arrived off Caledonian sleeper at 8am and they let us check into the room early! Room was lovely, stylish and modern with usual tea and coffee plus room safe air con and internet connection. Excellent value for money.

Disappointed with double bookings

Stayed beginning of December 2007. Was a lovely hotel, and room was a good size, but seem to have some issues with communication. When we arrived were told they had over-booked and so were put up in another hotel for one night of our two night stay which was all very well but kind of made it awkward as we couldn't settle with our bags etc. At the time they offered us a free nights stay with them in the future to compensate, but have yet to come good on their promise despite me calling them many times over the past few months. Don't promise something if you're not going to uphold it Ten Hill Place!

Ten Hill place is situated a bit further from the main attractions than we had envisiaged but as the weather was on our side it was not too much of a problem. Check-in is after 3pm which is not ideal, however, we were allowed to leave our luggage at reception, we would have liked the opportunity to freshen up after our journey and relax with a cuppa before exploring the sights, but it was not to be. The rooms were fantastic value, very contemporary, clean and fresh which was a pleasant surprise. The only aspect I found a bit disconcerting was the see-through strips on the bathroom door, (thankfully our friends did not visit our rooms at inappropriate times)!!
Staff were scarce but helpful. Breakfast was disorganised and manic, we had to wait ten/fifteen minutes for a table, we were not able to sit in a group and we had to wait some time for the chef to replenish the hot breakfast buffet.
This is a very mixed review because the hotel accomodation was far superior than a lot of 4-5 star hotels I have stayed in, it just lacked service, but given the £69 we paid, the good outweighed the bad and with a few more staff on hand, this hotel could give the likes of the Radisson and the Scotsman a good run for their money.

This hotel offers unbeatable value in Edinbirgh. Superb location just off the Royal Mile, yet in a quiet street. Extremely clean and comfortable room - exactly as shown in photos on the website. Far superior to the usual run of the mill mid range hotel. Have recommended already to my friends and family!

I have just got back from a weekend with my boyfriend staying at the Ten Hill Place Hotel. We had an amazing time in Edinburgh, the hotel was brilliant. It's located in a really good place (walking disatnce from the main attractions) with very friendly staff. The hotel was very clean and the room was cosy and comfortable with very nice decor. Breakfast was great with a lot of choice. We would definitely return and would recommend to friends and family.

Am just back from weekend in Edinburgh with my boyfriend. Searched the internet for reasonably priced hotel and came across Ten Hill Place which is only a 5 min walk from Royal Mile. Excellent hotel with really friendly staff . The girl on reception when we checked in was so helpful and had a great sense of humour. Rooms very comfortable and cosy (without a tartan print in sight) and breakfast lovely - Continental and Full Scottish. When checking trip advisor the candid photos are the same as what the hotel have on their site so won't get unpleasant surprise of getting a shoebox of a room when you get there. Will recommend to all my friends and when staying in Edinburgh again will definitely stay here again.

We have just had a short break in Edinburgh and this is the place to stay.The hotel has a modern decor but is also very comfortable. Everything we needed was in the room, including a fresh bottle of water each day. Tea, coffee and biscuits were also replenished daily. There was a good breakfast which kept us going through the day and the staff were very friendly There are plenty of good restaurants nearby.

We are just back from a short break in Edinburgh. We stayed at Ten Hill Place I would definitely recommend it to everyone. The hotel is situated in the City Centre, very close to Princes Street and losts of lovely bars and restaurants. The staff at the hotel were very friendly - we were in Edinburgh to meet the Queen at a Garden Party at Holyrood Palace and so the staff allowed us to check in early to get ready etc. We aalo had a very nice breakfast in the morning. The quality of the hotel and rooms are excellent and we plan to go back again in August!

Stayed at this hotel for a night in Feb 2007 and were impressed enough to return for two nights in June 2007. Hotel is situated in a quiet pleasant square. The hotel decor is new and we thought excellent. The hotel room provided for all needs (coffee/tea making facilities, 2 small bottles of water daily, air conditioning, room safe, hairdrier, iron & ironing board). Breakfast was very good with a wide choice (Fruit Juices, fruit, yogurt, cerials, cold meats, bacon,eggs.sausages, haggis etc). Staff are polite and there is a small room behind reception where luggage can be left on day of departure. The hotel only provides breakfast, but this suited us and we would highly recommend this to all.
