i stayed in the hotel for two nights and i found it great the staff were v nice and it was right next to everything i have no complaints.

Close to Waverley but thats about it

They do not lie when they say its close to the station and the Hotel does overlook Princes Street.
Little room to swing a cat in the bedroom. Television stuck in between two beds with no romm to walk round one bed.
Staff seemed friendly enough - took 40 minutes to finish breakfast though. Porridge came but bacon took ages.
Room was reasonably claen but you could hear noise throughout the night
Next time I will definately forgo proximity to the station.
Wi Fi free which is good but gap between bed and work table very cramped as well.
Room I had would have made an adequate single but not a twin

Excellent location in the heart of Edinburgh.Breakfast was delicious but the restaurant food was very disappointing. Room was standard bedroom etc but the television was on a floor stand and I could only view it standing up. Nevertheless I would stay there again as somewhere to rest your head in comfort.

staff very helpful and friendly, good atmosphere. Nice front room overlooking princes street, although room and furnishings a little "tired".Lovely breakfast served efficiently. Would stay there again.

We have stoped at this hotel before and found it very pleasent . The staff are very good and helpfull . The hotel is very central to all aminitys just across the road to the Waverly railway station. You Get a very good breakfast at this hotel just nice to start the day off

Excellent location, large room overlooking princes st, room very clean with large bathroom, breakfast was good.
However looked into one of the inside rooms which wasn't quite as nice as ours.
Overall very good stay there with helpful staff.

Hotel in excellent location, although updating of windows would lessen noise from traffic on front. Staff very helpful and friendly, but to be frank the hotel could do with a complete overhaul, starting with a very good clean, of both the rooms and the public areas. We were allocated smoking rooms which absolutely stunk, although I suppose this was to be expected. You definitely pay for the location, not the cleanliness or quality of the rooms.

Just opposite the Waverly train station and on Princes Street you could not get a better location. Staff are friendly and rooms are clean. Can recommend.

Nice but dirty!!

Staff friendly, mostly, but overworked. Put in a smoking room which was very stinky so asked to be moved and I agree front of hotel noisy but bearable. The only bug bear is that in places it was VERY dirty and was never cleaned. Under the beds. I don't think they have ever been moved and the tiles in the bathroom left a great deal to be desired. In and around the lift is never cleanedd even when I ponted it out to the manageress, nothing was done. Having said that, the food was okay and the location was great for a lovely city. Despite the gripes about the cleanliness I did have a good weekend!

For accessibility the hotel was excellently located, just outside and opposing the waverley station on princes street.
Friendly and helpful staff made ur stay enjoyable and the ammeneties of the place were also clean and nice.
Our room was on the first floor facing out onto the main street.

After spending 5 nights at The Royal British Hotel, a cleaning person threw out a bag that was on our desk in the room that contained my prescription sunglasses. Even after the cleaning person confirmed to the hotel management that yes she had thrown away the bag from the desk, the hotel still showed no interest in providing any compensation. Neither the hotel nor its parent company, The Cairn Hotel Group, has taken any responsibility for throwing away a customer’s personal property or providing any level of compensation.

We stayed in the Royal British Hotel the beginning of December 06, the 2 nights in the hotel & Edinburgh itself was very enjoyable.The hotel is in a prime location for seeing all the sights. The room we stayed in was on the first floor & at the front of the building,& looking to the right you looked out to the castle. The room itself was very roomy, with tv, tea making facilties, the bathroom had a shower over the bath, which needed updating,but was ok.The hotel was excellent value for money. We found the hotel was clean, staff helpful & friendly, & you had a good choice for breakfast, excellent, we 're going again in the summer.Nice time of year to see Edinburgh, it was very festive with a german market,ice skating rink & funfare & xmas lights.

We stayed in Royal British Hotel last year and enjoyed our stay so much we decided to go back this year, and we weren't disappointed. We were offered an upgrade to a room that overlooked Princes Street and enjoyed the view every evening. The staff were more than pleasant and very knowledgeable when it came to recommending restaurants near by, I only wish we could have stayed longer. It was a much longed for relaxing break just before Christmas and the atmosphere was great. Although hotel wasn't 5 star it certainly made up for it in friendliness.

The Royal British hotel was perfect for us.First of all,the location couldn't have been better.The hotel was on the primary shop street in Edinburgh,the bus stop for the shuttle to the airport was just across the road and all the main sights were within short walking distance.The hotel staff were fantastic,especially the desk staff who made every attempt to make our stay comfortable.The breakfast was lovely and the rooms were fine.I would definitely reccommend this hotel.

The hotel only seemed to gain the 3 star status through it's location. It was right in the middle of Edinburgh and so no taxis were needed. However, the service wasn't as I'd hoped it would be and the room and bathroom especially were not cleaned to a very high standard.

I thought the hotel was situated in just the right place, the staff were excellent, however the room we stayed in was a little to be desired, especially for the price i paid. I booked a double standard, but was booked into a twin, however the receptionist was very helpful and changed our room. The shower in the morning was cold, so I had to take a bath. The hairdryer did not work, but there was no-one able to change it for me. When we went to bed in the evening, we could hear very loud music from nearby, fortunately, it did not go on til too late

The Royal British Hotel is perfectly situated at the top end of Princess Street. The Waverley train station is literally a 2 minute walk, Jenners is the next block down and Edinburgh Castle can be seen from the dining hall in the distance.
The hotel was a bit "tired" when we stayed there but as it was the begininng of October it had probably had its fair share of knocks during the height of the season. We were in room 504 and we had a seperate little sitting room with a bathroom and bedroom. The towels and sheets were spotless and the room itself was comfortable. We found the staff very friendly and helpful and the breakfast was lovely.
I think the only downside to the hotel is that it is in need of some TLC. Lets hope Scottish Tourism does something to help!!

Very friendly Receptionist and most helpful,our room was very nice,clean and quiet, although the heating was off,the room was very hot and stuffy,tried to open window, but obviously for safety,could only open window a little bit which was abit annoying,having read some of the previous reviews,I was pleasantly surprised at the standard,although I think the Hotel is in need of some refurbishment and also some indepth Housekeeping,the Lino in our bathroom needed some attention especially around the toilet,very off putting looking at urine stains ,made me want to wear my slippers/shoes everytime I used the Toilet or go & buy some stain remover , our breakfast was lovely,once again the Staff were most pleasant and the tables were immaculate,we did have Dinner ( in the Bar), which was quite nice,but nothing really outstanding Frozen Fish and Beefeater Chips,very 1970's,Also my pet hate condiment sachets!!!!!once again the Staff were very friendly, Overall we had a pleasant stay would come again and would also recommend this Hotel as it was very central to everything we wanted to see and do.

Excellent hotel. Staff very helpful and friendly without being obtrusive. Rooms clean and comfortable. Food good and reasonably priced. Location easily found from Waverly railway station and within comfortable walking distance of most attractions. One word of warning avoid the front rooms as they can be a bit noisy with city traffic etc.

STAFF WENT OUT OF THEIR WAY TO BE GRACIOUS AND HELPFUL IN THINGS LIKE MAKING RESERVATIONS AND PROVIDING DIRECTIONS. HOTEL, WHILE NOT FIVE STAR WAS CLEAN AND COMFORTABLE. BREAKFAST AND LUNCH WERE ACCEPTABLE. LOCATION IS PERFECT FOR SEEING EDINBURGH.

I booked a single room and it did n exactly what it said on the tin, small room with a single bed and a regular size bathroom. The room itself was clean but still a bit grubby for the money they charged, it definetly needed renovating. There was a TV and tea service in the room. The shower was set really low on the wall (minor) and I noticed dust on the skirting so while it was clean it wasn't spoitless. The one big gripe I had was that i got a towel that had been stained, but i actually forgot to compalin. On the up side, the location is superb, right at the end of Princes street, and the breaksfast were fantastic, conteninetal buffet along with a full scottish breakfast, a great start to the day if your off sight seeing.

We visited edinburgh for a 3 day short break and choose this hotel for its location. We were not disappointed it was a brilliant location only yards from the rail station and on Princess Street. The room was clean and comfortable, not all that big, but adequate for our purposes. It was very warm weather on 2 of our days and we found the hotel room was very warm even with windows open. I asked for a quiet room and therefore we had no view as we were on the back of the hotel but that was o.k. The view of the castle from the restuarant was lovely. Breakfast was very good, the usual full scottish and cereals fruit joice etc. We ate out for dinner so can't comment further on food. The staff were friendly at the hotel. In all it was a great short break
