Pleasent stay in room 382 (new part) rooms opposite looked much big. Rather warm in the night and windows didn't open very far. Very clean and comfortable with complimentary tea and coffee with biscuits and bottled water in fridge. All staff pleasent and helpful. Only noticed 1 lift which was rather small and slow. Lovely breakfast. Busy time of the year with the fringe festival and tattoo but our room was ready when we arrived early and we didn't have to wait for anything. Lovely pool (12 mtr x 6 mtr) which we used once and had it to ourselves for most of the time. Would stay here again.

Hotel situated in perfect location for sightseeing and places to eat. Because of early arrival and late departure were able to leave bags with hotel and spend the day sightseeing. Staff were all very helpful and a credit to the hotel. Our room was one of the newly refurbished ones with a super sized bed. The only downside was the noise, our room was next to the maids supply cupboard and the early morning street bin collection below and the bars at night meant you didn't get a great sleep.

Great Long Weekend at the Roxburghe

A very nice hotel. We spent 3 nights at the hotel and stayed in a twin room on the 3rd floor. The room was very spacious and the decor was lovely. I was very impressed with the housekeeping service, our room was cleaned every day and we were given fresh towels daily. Breakfast was nice, and served in a lovely big breakfast room. The hotel was in the middle of renovations and we were woken early on our last morning by the sound of builders, but we didn't mind so much as we had to be up early anyhow. The location of the hotel was great, really close to Princes street for shopping, and couple of mins walk to george st and rose st for great pubs & nightclubs. The hotel staff were very friendly and polite and very helpful with directions and advice on where to eat and drink. I would definately recommend the this hotel to anyone. Edinburgh is a fantastic city and can't wait to come back again, and look forward to staying again in the Roxburghe!

Located in beautiful Charlotte Square, the service at the Roxburghe lives up to the promise of its exterior and its surroundings. After a mix up with our booking, we were not given time to get cross, as we were immediately assured that room would be found for us and we were offerred a complimentary bottle of wine and a fanastic dinner. the food was adventurous, and the breakfast faultless, especially the wonderful bread and sausages. All staff were friendly and are obviously happy at work and well trained. This hotel really exudes care and attention to customers.

Hotel is a georgian style. Situated only minutes from Princess St .
George St runs along the side of the hotel.Ideal for bars and restaurants. We booked B&B only.Great choice at breakfast.?The last morning we thought we would try the Haddock or Kippers. Both were not available.Back to the English /Scottish breakfast.Both served the same?
The hotel was very clean and the staff were very friendly.The bedroom had a enormous comfortable bed in. Tea and coffee was plentyful.We were on the third floor.(76 steps) The lift was out of action for most of our stay.We didn't have to go to the gym for our exercise.
Would stay at this hotel again even though it had minor problems. Booked this through alpha rooms due to excellent price.

Long Weekend at the Roxburghe

A very impressive hotel. We stayed on the top floor so had a "roof room" with skylight windows. Room was very cosy and had a nice Gerogian feel of decor to them. Did get slightly hot though, even in february!
Breakfast service was slow and dis organised on our first morning but seemed to get better over the next three occasions. Food was nice and had a large selection, would recommend the Haddock...available on request.
Location was ideal. Only a two minute walk to the shopping Princes street, or wining and dining of George street. Also a short 15 mins walk to the awesome Edinburgh Castle. For panoramic views and any budding landscape photographer, the Castle is a must!
Staff were friendly, and polite, had no problems checking in or out.
Would definately reccomend this hotel to anyone, young or old. Was a pleasure staying here.

Fantastic Sausages!

We really liked this hotel. The room was very spacious with a huge bed and it was also very quiet. We made good use of the pool, sauna and steam room and although the pool was small it was very peaceful. The breakfasts were easily the highlight (particulalry the sausages)!! Friendly staff too!! We would definately recommend this hotel.

Great hotel and extremley good location to princess st, geoge st, grassmarket etc - all within easy walking distance. Nice helpful staff - great choice of breakfast, which was table service everyday apart from Sunday when there was a hot buffet- full english, fruit, pastries - even kippers! Room was fabulous in the old part of the georgian house. Full of character inc original fireplace and sash windows - lovely finished bathroom with great toiletries to boot!
Used the pool, sauna and steam room - they provide towels - which was handy and refreshing after a long drive. Slight problem with the parking as the hotel charges extra, but they do offer a 20% discount at certain car parks we found an NCP about 5mins walk away called castle terrace. Parked there for 3 whole days and it cost £36. Would recommend parking at the top of George st on the bays, dropping off the bags, cheking in- then sort the parking out.
Would absolutley stay here again!

A beautiful hotel in a very central location just two minutes walk from Princes Street and within easy walking distance of the shops, pubs and restaurants. All hotel staff were extremely friendly and helpful. Food was good and allotted room was at back of hotel, so it was extremely quiet. Overall, a very pleasant experience and we would not hesitate to stay there again. Very cosy - lovely Christmas decorations and atmosphere.
Nice time to visit to see theChristmas sights, German Christmas markets etc. And to top it all there was a lovely wedding taking place in the hotel on the Sunday.

Great stay at The Roxburghe

My husband and I had a great 3 night stay at The Roxburghe from 29th March to 1st April 2007. Excellent value for money. Alpharooms.com offered the best price of any website. Hotel is central and only a 10 to 15 minute stroll from Waverley Station. Staff very friendly, room good size and clean with a super king size bed (size of 2 singles) which was very comfortable. We will definitely recommend The Roxburghe and Alpharooms.com to friends.

Lovely hotel, nice clean rooms and the staff were very helpful. Good location only a few minutes walk from the centre of Edinburgh and about ten/fifteen minutes walk from the castle. We would stay here again without a doubt had a fantastic weekend.

Our rooms were to the back of the hotel where there were several bars and clubs on the street and it was extremely noisy on Friday and Saturday night. Otherwise we had a lovely stay - staff very friendly and helpful, rooms clean breakfast good.

We stayed at the Roxburghe in Edinburgh for 3 nights in February. The Hotel was fantastic. The location is great, just off Princes Street, the reception staff are very friendly and helpful. The room was very grand, very clean, lovely and warm and very comfortable. There was slight disturbance from people leaving bars on the Saturday night, but then again Scotland had been playing rugby that day. The breakfast waiting staff could have been more attentive on the weekend mornings but on the Monday morning they were great. I would certainly recommend this Hotel and I would certainly stay here again.

The hotel was fine. Rooms very hot though. Quite enjoyed breakfast in conservatory area but was a bit of a thoroughfare. As I booked a no. of rooms I was a bit disappointed to get a disabled room (sink particularly low for tall boyfriend to shave in!) with view of a brick wall when my friends had rooms with views of the square. It was a rugby weekend so lucky to get room for the reasonable price.

We were very unhappy, the Roxburghe is supposed to be a four star hotel we have stayed in better 3 star, the hotel was cold as most of the radiators were off, the room small and noisy. Full scottish breakfast included in the rate but on 26 December we were given continental with no explanation, when I enquired why there was no cooked breakfast I was told that there was a buffet lunch for which there would be charge, what that had to do with breakfast I never received a saitisfactory answer. I would not recommend this hotel under any circumstances.

This is a four star hotel, but it struggles to meet the standards expected from such a rating. The Christmas week stay may have been partially to blame for some of the hotel's shortcomings (no doubt a number of key staff take the period as annual leave themselves). The irritations of varied service levels (instead of 'consistency', it is very much 'ad-hoc'), added to the general confusion of 'how' the hotel actually operates. It seems only a select few of the staff really have a 'handle' on their roles fully (perhaps a training and operational concern). The rooms are a good size, but the annoying slant and creeking of the floor was a constant reminder of the need for major structural repairs. The towel rail's gurgling was enough to wake the heaviest sleeper. The fridge did not work. There are no in-room Internet facilties. The Christmas night meal was a buffet of 'average' cuisine, certainly not 'festive'. Pity those who had taken the Christmas Package deal. The invoice placed under the door sometime during the final night's stay included the billing for the bed and breakfast paid earlier through Alpharooms, and there was no charge for two evening meals, this required 'sorting out', which I left the Front Desk staff to attend to as I ate my final breakfast. This meal, I was asked to pay for by the head waiter (he assured me I was 'room only', I assured him he needed to have this corrected by the Front Desk also!). Sadly, this was anything but the memorable stay I'd planned in one of my favourite cities. Fortunately however, the Edinburgh 'experience' triumphed over the 'average' stay at the Roxburghe Hotel. Three star accommodation at best.

As independent travellers the Roxburghe Hotel was ideally situated behind Princess Street and was within easy reach of Edinburgh Airport via the Airport Bus service which took us straight into town. The Staff very friendly and helpful (The Concierge takes care of the luggage for those arriving early). We stayed for bed and breakfast as there are many pubs and restaurants to explore/visit within walking distance. The hotel has been extended backwards and one has to go around a glass domed atrium which looks a bit out of place to get to the lift that serves to get to the rooms at the back of the hotel.
The Room was very spacious with tea/coffee facilities and we found a fridge in the wardrobe (!)useful for the Haggis we bought to take home with us. The dining/breakfast room very ornately decorated keeping in time with the period of the hotel. Weekend buffet breakfast fantastic.
All in all a very nice stay and we would certainly return in the future.

Accommodation was fine although small and extremely hot during the night.
Was slightly perturbed at our door being opened by I can only guess housekeeping at 9am and again at 10am when we were still in bed. Furthermore we were in the room at 1130 and were phoned by reception to advise we should have checked out at 11am. Was not advised of what time check out was when we checked in on the Friday plus the Roxburghe own website advises check out as 12 noon - and it still does as checked again today.
Overall we were satisfied with the breakfast and service.

The Roxburghe is ideally situated just off Princes Street and is basically a five minute (uphill) walk from the Royal Mile. We had a room in the 'new' section of the hotel which was very nice although there was no safe in the room which wasn't ideal. However, we were able to safely store our passports, credit cards etc. in a safety deposit at reception.
I had just two small complaints:-
1. On arrival in our room we found a tray with fruit plus a bottle of water, some of which had been poured into a glass which had a lipstick stain on it. This had obviously been left by the previous occupant of the room but wasn't cleared away prior to our occupation of the room. We weren't sure if we were in the correct room and reported it to reception. They said we would look into it and get back to us but they never did.
2. On one of the mornings we were served breakfast in the walkway/hallway immediately outside the lift in the new section on wicker type patio furniture and basically everybody using the lift - guests, maintenance workers etc. just walked through this area as you were having breakfast. I couldn't believe this. (Several other guests commented on this also and weren't impressed). On the other morning we had breakfast in the restaurant and it was lovely.

what a fantastic hotel, very spacious room,it was beautiful(as it was my wifes 40th birthday weekend,i wanted something special and central to the facilities of edinborough!! the pool was lovely and quiet and the food was impeccable...if i had to say one negative thing it would be that our room was not ready and after the flight to edinburgh,and arriving 10.30am we where just in need of a shower and a rest,however the room wasnt ready until 2pm...we just wanted to spend 2 days chillin out,so that was our only nag really...what a beautiful city, the walk up the walter scott memorial was worth every penny and the tour on the majestic tour bus was really good,giving a complete overview of the city.....

The location is excellent, and the hotel staff were extremely helpful. What was once a rather grand building is starting to show its age now, and it is clear that the owners are struggling to keep up. There are some modern parts to it, including a very tasteful and practical (though small) health and fitness club. I enjoyed the pool and found the facilities to be very clean and straight forward to use. I was surprised on my first morning to witness many guests being turned away from breakfast simply because there were not enough tables in the restaurant. Most people were there for buisness reasons and could not afford to wait, so must have missed out entirely. The rooms were quite hot at night, and the synthetic fleece blankets were not appropriate. I was aware of other guests, like myself who had difficulty sleeping. The lift broke down on the 2nd day of my stay and I never saw it working again. The whole place just needs quite a bit of money spent on it, then it would be lovely.

The Roxburghe was a nice hotel and we had a pleasant stay. However from the website I had imagined it to be more luxurious, sky movies, dressing gown, chocolate on pillow- well there is none of that! So if it is meant to be a really special stay, then this is not the place! It is a good place if you want to have a comfy, typical hotel room to sleep in! We did have a massage in the hotel spa which was good, even if the spa staff are miserable and unsmiling! Plus on the Sat we were and the rest of the hotel were woken up in the middle of the night by a fire alarm, which stopped our lights from working. But to give the hotel their dues they did fix it within 15mins of reporting the fault. Also need you need to be aware that if you turn up for breakfast (and it is worth having) in the last half hour of serving you may have to wait 20mins as they are often run off their feet. However the host of the dining room is very friendly and suffers the mad panic with a smile.
Overall this hotel is good and ideally located, and what we experienced could happen anywhere and i would go back.

The ambience of the hotel was very good. Staff were extremely efficient and helpful. The quality and selection of food for breakfast was extremely good and the waiting staff unobtrusive and helpful. We were disappointed in the standard of our room (No. 316)as it was rather small and not well laid out, the bathroom facilities were not what is expected from a four star hotel. Perhaps we were unfortunate in what was allocated to us. A good situation within Edinburgh, very close to the castle and Princes Street and the main shopping areas which are a couple of minutes walk away. Overall a pleasant hotel with excellent staff but because of the room we would hesitate to stay there again.

This hotel is ideally situated for visiting Edinburgh, walk out the main entrance, turn left and you are in Princess street. The rooms are a nice size and have everything you need, especially the rooms in the newer section of the hotel.
Breakfast is good, but there is a lack of a selection of eggs, it's scrambled or nothing!
Good swimming pool and gym. Highly recommended.

As veterans of umpteen weekend breaks in various locations across Europe, I would rate this one as our best yet. Edinburgh is a fantastically friendly and beautiful city, but the hotel in particular made it a very special experience for us. We arrived at 8.30 in the morning and although the room was not ready, as we expected, the hotel staff made sure it was prepared quickly and we were happy to find it ready for us after a short walk and a coffee. The room was spotlessly clean, and very quiet. We found the receptionists friendly and efficient, while the bell staff were very knowledgable and helpful.We did not choose to eat dinner at the Roxburghe, but the breakfast buffet was impressive to say the least, with the food being fresh, varied and hot where required. The building itself is a Georgian masterpiece with many original features and is in a superb location within easy reach of Princes St, The Royal Mile, Edinburgh Castle, and all the other tourist sites. We loved it and we,re going back next year.

After flying a long overnight flight from washington,dc then from london to edinburgh we found the hotel to be MORE than expected. We arrived before noon but our rooms were ready and we were able to unwind 9n the library for a pint. the rooms ewere adequate size but lovely in appointments and cleanliness. the service was excellent from the front desk to the conceirge and the young bellman that had to handle alot of luggage. we went for a brisk afternoon walk and the desk helped us with a map and suggestions. the hotel is a great location for the "tourist" sights and the great shopping area. the breakfast was extensive and hot; we enjoyed the whole facility and would come back to this hotel and stay much longer to explore more of edinburgh

A wet Monday at the Roxburghe

Parking nightmare in Charlotte Square (outside Hotel) over zealous wardens - fined despite purchasing ticket (not visible!) Not a good start getting luggage across busy rooad in pouring rain. Very limited space in Hotel car park and if you manage to get in, watch out for staff parking in front of your bay and having to spend up to 20 minutes contacting them before you can leave! Happened to several guests just on the morning we wanted to depart. Concierge extremely helpful and (inclusive) breakfast good, service very good - lovely dining room. Rather cramped 'attic' bedroom but clean and very comfortable bed. Good location for 'sights' but not sure about 4* rating - let down in silly ways (torn wallpaper near lift areas, radiator in room not working, tea/coffee tray etc. left on floor inside walk-in wardrobe (strange), toilet seat needed fixing. Slightly disappointed overall.

Upon arriving at Waverley Station in Edinburgh it took us a 10 minute walk to reach the Roxburghe. This was no punishment at all, since we walked along the main shopping street in Edinburgh: Princess Street, a feast for the eyes! When we reached the hotel we were very friendly welcomed by the hotel staff. We were early to check in, but could leave our luggage in the locker room and were already given a room number for the afternoon. We received very helpful directions as to where the main attractions in Edinburgh are located, along with a handy map of the city. When we came back later that day we indeed had a quiet room, which we had specifically asked for earlier, and which was spacious and comfortable with all necessary appliances to make a nice cup of coffee or tea, and with even an iron + ironing board present. The bed was large and very comfortable. In the evening we had an excellent and delicious dinner in the hotel restaurant The Melrose, and the restaurant staff fulfilled our every wish in a kind and unobtrusive way. The bill was relatively modest in view of the high quality. In the morning we enjoyed an extensive breakfast buffet, and could leave our luggage in the locker room again till we picked it up late in the afternoon. The location of the Roxburghe is very much O.K. for all the important tourist attractions like the Royal Mile, Edinburgh Castle, the National Galleries, etc. Distances in Edinburgh are all walkable and a free bus rides to the Art Galleries. In short: we were absolutely satisfied and would definitely recommend the Roxburghe to any one! On top of that we think we had the very best price for this 4-star hotel via Alpharooms.

I generally use hotels to sleep in in the morning as I work nights, the staff at the Roxburghe were extremely helpful in assisting with my needs, they put me in a room at the top of the hotel and asked that adjacent rooms only be cleaned after 1pm so as not to disturb my sleep. When returning from work early in the morning the receptionist knew exactly who I was and even managed to get me into breakfast early! The hotel itself is lovely and of a high standard, but I have to say the customer service really was exceptional and a rare thing in this day and age!

Nice place, staff were really helpful and friendly. Excellent location for central Edinburgh and major attractions, airport bus stops five mins away. Good brekkie selection, leisure facilities were reasonable - not going to fit more than four or so people in the sauna/steam room at once. Decor and layout of place did feel a bit dated; really depends if you like that sort of look, whether you would call it old-fashioned or having a sense of history. I had a single room which really was pretty small and basic, couple of annoying things like the tv wasn't tuned in properly with channels all over the place and there was a bit of a crack in the tea cup. Overall - ok to good.

This is a "gorgeous" buliding with lovely features, rooms clean & cosy & the staff are very friendly & helpful. A short but nice walk to some of the best streets in Edinburgh. You get what you pay for, would recommend.

This hotel was very well located for all the sights of Edinburgh. The staff were very friendly. Hotel rooms a good size and very clean. Breakfast and evening meal very high standard with plenty of choice.Thoroughly enjoyed our stay and would return again.
