Good value, very basic hotel in such a fantastic location of old town. Very easy access to historic sights of interest and Grey Friers Bobby's Bar well worth a look in just up the road at Candlemakers Row. Also a cool little cafe round the corner that serves delicious smoothies at the bottom of Victoria St...
Although windows are double glazed, a bit of noise at night due to pubs (coming up through the floor) but that was to be expected from the description when booking and it was a weekend.
Breakfast at Biddy Mulligan's next door was excellent and staff in pub and hotel very friendly. Also a secure room is provided for your cases if you arrive too early or need to leave your cases after check-out time.
The only disappointment was a television that was out of order (it was in bad shape with cracks and broken bits all over it ) and despite asking for the problem to be rectified, on many occasions, it never was and we never used it once! It is nice to have the option of watching a t.v. when you want to 'chill-out' of evening with a bottle of wine after a busy day on the go!

On a tight budget, it is worth a booking and would suit young people especially. I think when I visit Edinburgh again though, I will save a few extra pennies and go for better next time...
